Looking to buy Honda CR-V 2010 138km

Hoping for some advice, looking to buy a Honda CR-V 2010 138km 2.4l.

any tips on what should I be looking for and any major items that would need replacing at this age/mileage?

When I bought my 2007, I knew the AC was not working and a few other things.
Found out that there is a high number of AC failures with some CRVs.
Replaced the compressor for around ($900 USD)

Other things, ...
tie rod ends had play
radio made no sound in left front speaker and right rear speaker
right front sway bar link
license plate bulb kept burning out
tpms light intermittent
rear pads and rotors rusted and worn

Otherwise, very happy to have it running.
Remember that it is a used vehicle
