Default 2006 Pilot Oil Seal Problems

I bought this car 2 years ago in Tucson, AZ. It was in perfect condition, as you might expect being only driven in AZ. It has 120,490 miles on it. We only use it in the Winter, as a run about, as we are Canadian Snowbirds.

At the end of last winter, on an oil change, I was informed it was leaking underneath. I took it to a cheap garage to get a more full analysis. I was told the following:

1. The Crankshaft rear oil seal needs to be replaced. Cost $1,600, labor and parts

2. The Oil Pan &/or Gasket need to be replaced. Cost $982, labor and parts.

Of the two, I consider #1 to be the more important. Would you agree ? What do you think about the costs ?

Looking at Videos, I could do #2 myself. #1 is too big a job.

However, I have been told that ATP AT-205 (a sealant) and heavier engine oil should be tried. It might suffice for the next few years (which is all we want).

You opinions would be appreciated. Thank you.
