Default rear door latch won't open if too cold

Hello I just joined this site and am wondering if anyone has a solution to the door opening mechanism (outside black button) not working if it's cold outside?
Our lease is almost up and I want to keep the car but only if I don't have to fight this door lock anytime it's cold outside. I have an SUV because I need to access the rear door often.
It seems this has been an ongoing problem that Honda has not dealt with?
Any thoughts would be welcome

Try using graphite to lube the mech. It wont freeze or gum up.

This happens when the latch is broken. There's a technical bulletin about it:

It's pretty easy to fix if you're handy. Just wait to remove the exterior lower tailgate trim until you have all the interior trim removed, so you can get at the back side of the fasteners to release them.
